WaywardMarl LLC presents · Pre-seed · Panama first

The trusted way to find a home in Central America.

In Panama, homes are sold through WhatsApp threads and general classifieds that list apartments next to used cars. Nuestrogar turns an agent's WhatsApp message into a verified, de-duplicated, map-searchable listing, and builds the region's missing property-data layer on top.

Nuestrogar is built and operated by WaywardMarl LLC. We are speaking with angel investors in the UK, EU and Latin America.

The problem

Central America's housing market runs on chat threads and guesswork.

Buyers, renters, foreign investors and the diaspora all face the same broken experience. So do the banks and funds that need to price property.

Listings live in WhatsApp

Agents share photos and prices in private chats and groups. Nobody can search them, and the same property circulates through five agents at five prices.

The main portal isn't built for property

The region's dominant classifieds site mixes real estate with cars, jobs and electronics. Its users complain that search filters reset mid-session.

Nobody verifies the agent

There is no agent-verification layer on the main portal, and there is at least one documented case of buyers defrauded by an unverified "realtor". In this market, trust is the product.

No sold-price data

Panama has no open, bulk dataset of recorded sale prices. We checked the public registry, the land authority, the tax authority and the national open-data portal. Property is priced on asking prices and instinct.

The product

A dedicated property platform, with agents onboarded through the app they already use.

Supply comes in through WhatsApp, so there is no new app for agents to learn. Buyers get a clean, bilingual, map-first search. Institutions get the data layer underneath.

01

WhatsApp in, listing out

An agent sends photos and a price to our WhatsApp number. A shareable, searchable listing page is live in about 60 seconds.

02

Duplicate detection

Text and image fingerprinting catches the same property posted by several agents, so buyers see one home, not five.

03

Verified agents

Every listing passes a moderation queue. Agents are verified, and every decision is kept in an audit log.

04

Map search with comparables

Draw a boundary on the map and see comparable prices per m² inside it. It's clearly labelled as based on asking prices until recorded sales exist.

05

Environmental and risk layer

Forest loss, urban growth, terrain and hazard data mapped onto property geography. It's built for funds and developers, and nobody in the region offers it.

06

Bilingual by default

Spanish and English throughout, so local families, foreign buyers and the diaspora search the same verified inventory.

Business model

Free for buyers. Paid by agents, brokerages and institutions.

The platform is modular, so there are several ways to earn from the same inventory and data, from $15 boosts to $299-a-month institutional data.

One institutional data customer is worth ten agents. Institutions have budget lines and decide faster, which shortens the path to revenue that a pure agent marketplace would face.

Where we are

The platform is built. Next comes real inventory in Panama.

We are pre-launch and pre-revenue. The engineering risk is largely retired. The remaining risk is getting inventory and agents, and that is what this round funds.

The team · WaywardMarl LLC

The company behind Nuestrogar.

WaywardMarl LLC builds and operates Nuestrogar. It is led by its two co-founders.

Plenty of people could build this technically. Very few could build it socially. Where trust is the product, being from the market matters.

  • Katie J. Sanchez, co-founder and CEO. Panamanian citizen and native Spanish speaker, with an MSc from the University of Oxford. Katie built the Nuestrogar platform, and can incorporate, bank and sign locally, with direct access to local broker networks.
  • Eric R. Scheler Jr., co-founder and CTO. Eric designed WaywardMarl's environmental-sensor circuit board. The sensor adds building- and construction-level readings that satellite and open data can't provide.
  • Capital-efficient by design. The whole platform runs for under $150 a month, so investor money goes to inventory and growth, not servers.
The round

WaywardMarl LLC is raising a pre-seed round for Nuestrogar.

We're speaking with angels in the UK, the EU and Latin America who know marketplaces, proptech or the region, and who can open doors as well as write cheques.

What the capital unlocks

  • Licensed listing inventory and agent acquisition, the only real bottleneck in a two-sided marketplace
  • Production web app, accounts and launch in Panama City
  • Legal and data-protection work across launch markets

Where angels help most

  • Introductions to brokerages, developers, banks and title firms in Central America
  • Marketplace and proptech operating experience
  • Follow-on networks in London, Europe, Miami and Mexico City
